Virtual staging: what transparency rules say

15 September 2026 · 4 min read

Can an edited image appear in a listing? Yes, as long as you say so. Our best practices.

Virtual staging images are projections: they help buyers picture themselves, but they don't describe the property as it is. Consumer protection rules therefore require not to mislead.

Flag the edit

Add a clear notice such as “virtually edited image” on each affected picture, or in the listing caption. SNAP ESTATE shows it automatically on its share links and in its gallery.

Don't change what makes the property

  • No added windows or removed walls.
  • No invented views or enlarged spaces.
  • Structural defects must not be hidden.

That's why our AI instructions require keeping the architecture identical: only furniture, decor and the chosen surfaces change.

Show the before

Publishing the original photo next to the staged version reassures buyers and avoids disappointment during viewings.
